Design your own garden building

Our buildings have been designed to give you maximum flexibility and almost every aspect of the design can be altered to suit your needs. Here’s how:

  • Step 1: Choose one of our shell buildings

Choose from one of our many shell buildings or choose your own size based on a fixed cost per square foot. As with all our prices, the shell building cost includes wood treatment, delivery, erection and VAT.

  • Step 2: Select your options and customise

Customise the style, number and position of doors and windows. Add a veranda or entrance alcove. Choose from multiple roof finishes to match your surroundings or add guttering and decking to finish it off. The possibilities are endless.

  • Step 3: We build and deliver your ideal garden building

All our garden rooms are built to order and delivered and erected at a time to suit you, providing the necessary groundwork has been completed (we can provide this too).

Your guarantee

We guarantee all our buildings and provide two years’ call-out cover against faulty parts and workmanship, a ten-year guarantee against timber rot, providing the building has been treated regularly. You’re getting complete peace of mind.

Planning Guidelines

Our timber buildings are often used as outbuildings.

Outbuildings are considered to be permitted development, not needing planning permission, subject to the following limits and conditions:

  • No outbuilding on land forward of a wall forming the principal elevation.
  • Outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof.
  • Maximum height of 2.5 metres in the case of a building, enclosure or container  within two metres of a boundary of the curtilage of the dwelling-house.
  • No verandas, balconies or raised platforms.
  • No more than half the area of land around the “original house”* would be covered by additions or other buildings.
  • In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the maximum area to be covered by buildings, enclosures, containers and pools more than 20 metres from house to be limited to 10 square metres.
  • On designated land* buildings, enclosures, containers and pools at the side of properties will require planning permission.
  • Within the curtilage of listed buildings any outbuilding will require planning permission.

Quotation – how much will it cost?

Need a quote for a garden room, workshop or garage? We work out the costs either by coming to your home and looking ourselves or by you providing us with an outline sketch of what you want. Just let us know what your building will be used for.

Building Bases

All our buildings need to be erected on a firm and level base. The idea of the base is to lift the building up and help to create airflow beneath. This means your floor dries out more quickly and is not constantly sitting in the damp. This will improve your buildings longevity.

Our preferred base is either Concrete Pads or Wooden Stilts in combination with a Sub-frame. You can view these on many of our pictures or at our show site in Farnham or Tadley.

Alternatively, for those customers who already have a concrete or slab style base Timber bearers laid beneath the floor are an option.

For those buildings that have no floor and require a full concrete base, i.e. a garage; Phoenix will be happy to put you in touch with a local contractor that has helped some of our customers in the past.

The extras

Exterior cladding comes in four options:

  • 16mm Tongue and Groove(T&G) Shiplap with a 12mm tongue is a machine-finished board giving a modern look.
  • 22mm Loglap looks like half-round logs seen on Scandinavian log cabins.
  • 25mm Shiplap is our thickest standard cladding.
  • 35mm Tanalised Rustic board is our premium cladding that does not require treatment.

Felt tiles: A nicer visual appearance and more durable than our standard felt roofs. Life expectancy is 15+ years. Available in black, grey, green and red.

Wall membrane: We can supply a damp-proof membrane between the framework and cladding. This allows the timber to breathe but prevents moisture from entering the building through the walls. Recommended if you will be storing delicate items, or if you are planning insulation and lining.

Superior exterior finish: Hand finishing with two coats of water-based treatment. This is an environmentally friendly preservative that provides up to five years’ protection. Available in a variety of colours.

Guttering: We can provide guttering for all our buildings, routing gutters into an existing drain, soakaway or water butt. Gutters are available in half-round or square-line formats with a choice of three colours; brown, black and white.

Glazing options: Add character with our choice of four different glass sizes and styles. At an additional cost the windows can be fitted with Georgian wooden inserts, diamond or Georgian lead lights. If you will be working in the building, you may like top-hung opening casements for airflow.
